Seasonal HVAC Maintenance Checklist

A simple season-by-season routine that keeps your system efficient, reliable, and safe all year round.

Regular HVAC maintenance helps keep heating and cooling systems efficient, reliable, and safe throughout the year. A seasonal checklist can help homeowners identify minor problems before they become expensive repairs.

Your year-round checklist

Spring

Before switching to air conditioning, replace or clean the air filter and inspect the outdoor condenser unit. Remove leaves, dirt, and other debris that may restrict airflow. Check that vents and registers are unobstructed and inspect the thermostat to ensure it operates correctly. If the system has not been serviced recently, schedule a professional inspection.

Summer

During periods of heavy use, check the air filter regularly and replace it when it becomes dirty. Keep the area around the outdoor unit clear to maintain proper airflow. Watch for unusual noises, weak airflow, unpleasant odors, or inconsistent cooling, as these can indicate a developing problem.

Fall

Before turning on the heating system, replace the air filter and inspect vents and registers. Check the furnace and surrounding area for dust or objects that could restrict airflow. Test the thermostat and carbon monoxide detectors. A professional inspection is recommended for systems that have not been serviced before the heating season.

Winter

Keep vents clear and monitor the heating system for unusual sounds, odors, or changes in performance. Replace dirty filters as needed and avoid blocking return-air vents with furniture.

Take a look at accessible ductwork each season — loose connections and dust buildup quietly cut into efficiency.

Don’t forget the indoor units

Wall-mounted and ductless units need the same seasonal attention as central systems. Keep the filters clean and the surrounding area free of furniture or curtains that could block airflow.

Consistency is what matters most. A short seasonal routine can improve HVAC efficiency, reduce unnecessary wear, and help extend the service life of the system.
